Alex Greenwood Took Tom Ferry’s Advice

Alex Greenwood specializes in Estero luxury real estate in sunny Florida. With years of experience helping local buyers and sellers locate some of the finest properties, Alex was looking for an edge to increase his listing inventory. He turned to Home Value Leads. We asked Alex to answer a few questions about his experience and his success with the Home Value Leads system.

You recently completed your third month with Home Value Leads. Can you give us a rundown of how it went and what you expect from it in the near future?
In my first 3 months I have gotten 2 listings. One can be seen at www.BestStoneyBrookPoolHome.com and the other is a probate type listing which will be coming on the market once the attorneys get there work done. I’ve also gotten a couple very warm leads who I do believe will turn into listings in the near future. So far in 3 months I have 512 leads, 200 complete, and 312 partial. Generally speaking I have spent $5-$8 a day on marketing.

That’s amazing! Can you give us an idea of the process that you go through when a lead comes in? What’s your follow up strategy?
When a lead comes in I immediately call if there is a phone number. I use a Tom Ferry potential seller script. If there is only an email address I will send out a personalized email thanking them for trying to system, correcting the evaluation if need be, and asking them if they are looking to sell in the future. I’ve also personalized all the drip campaigns that the HVL system comes with and have started a direct mail campaign with two separate mailers, one for partial leads, and the other for complete leads.

How does Home Value Leads compare to other lead generation services you have used in the past? What is different?
The conversion rate is second to none. No other site that I have had converts like this site does, period. I have had Boomtown, Real Estate Webmasters, Market Leader, Top Producer etc.

Why is it that some agents are successful while others aren’t?
Follow up. Consistency and persistence. It is my belief that any new marketing venture should be tested for at least 6 months before coming to a determination as to whether or not its a worth while investment. Stats will show that most agents give up before the new marketing venture has been given a fair shake.

If you could give agents ONE piece of advice that would enhance their online lead generation conversion numbers, what would it be?
Have a system in place for follow up. Without follow up, lead generation is just another “cost” and not an “investment”.
